BEFORE YOU BUY

Know how much you can invest before you make an offer.

You have found a house or apartment that needs renovation. Before committing, CityPro structures the expected works, renovation budget and total project cost so you can judge whether the asking price remains coherent with your financing and value assumptions.

Prepare my purchase filePaid service. We start with the available file. A site visit is arranged only when it can add useful information and access is possible.

THE REAL QUESTION

At what price does the purchase still make sense?

Renovation cost is only part of the decision. You also need to consider the asking price, acquisition costs, your available budget, technical risks and the potential value of the property after renovation.

The CityPro study turns these elements into a documented decision scenario, not an automatic recommendation to buy or walk away.

01

Renovation budget

Structured list of the main works, assumptions, priorities and a renovation budget suited to the level of information available.

02

Total project cost

Purchase price, acquisition costs, works, contingency and other known costs are brought together to show the real financial effort.

03

Indicative purchase ceiling

By combining economic assumptions with your financial ceiling, the study can show a price range above which the project becomes tight.

WHAT WE ANALYSE

A purchase + renovation study, not a simple price per m².

We work with the information that is actually available and distinguish what is confirmed, assumed or still needs checking.

The property and asking price

Listing, address, property type, known area, apparent condition and current purchase stage.

Decision input

Works and risks

Plans, photos, available reports, PEB/EPC, electrical information, moisture, roof and other relevant items.

Budget + uncertainty

Available financing

Equity, total budget, planned financing and any documentary requirements communicated by your lender.

Financial ceiling

Acquisition costs

Known costs or clearly stated assumptions so the comparison is not limited to purchase price plus works.

Total cost

Value after renovation

Indicative scenarios based on available references and explicit assumptions, with no guarantee of future value.

Economic coherence

5 / 10 year horizon

Where data allows, value scenarios with visible assumptions, never presented as a promised return.

Scenarios, not promises

DECISION CEILING

The maximum purchase price does not come from one formula.

Indicative economic ceiling = post-renovation value scenario - works - acquisition costs - contingency - safety margin

The economic ceiling then has to be tested against your financial capacity. An economically defensible price that cannot be financed is not a workable solution.

Economic ceilingWhat the project can support under the selected value and cost assumptions.
Financial ceilingWhat your equity and financing can actually support.
Decision rangeThe more restrictive of the two, with room for remaining uncertainty.

VALUE SCENARIOS

Test the sensitivity of the project, not promise capital growth.

Future property values depend on the market and factors outside CityPro's control. The study therefore uses scenarios and makes the assumptions explicit.

Conservative

Prudent value assumptions and/or higher costs to test how resilient the project is.

Base

Central assumptions based on the file and the references available.

Favourable

A more positive sensitivity scenario, shown separately and never as a guaranteed outcome.

The CityPro study is not an official property valuation, does not guarantee any resale value and does not replace a valuation that may be required by a bank or authorised professional.

FINANCEMENT

Are you also preparing the financing?

The study can structure the works, budget items and total project cost so you have a clearer file when speaking with your bank or credit intermediary.

PEB / EPC

What if the PEB / EPC needs to improve?

Using the existing certificate and available building information, CityPro can include works that may improve energy performance in the renovation scenario.

HOW IT WORKS

Four steps towards a better-documented decision.

01

Send the property

Address, asking price, listing link and the documents you already have.

02

File analysis

We separate confirmed data, assumptions, likely works and missing information.

03

Visit if useful

A visit is proposed only when access is possible and it can reduce a material uncertainty.

04

Decision file

You receive the agreed level of analysis: works, budget, total cost, risks and relevant scenarios.

PRE-ACQUISITION FILE

Send the property you are considering.

Start with what you already have. The aim is to establish quickly whether the file can be analysed and what information is still missing.

FAQ

Questions before you start

Is this an official property valuation?

No. CityPro focuses on the technical, budgetary and economic feasibility of the renovation project. An official valuation or any valuation required by a bank remains a separate service.

Will CityPro tell me whether I should buy?

No. The study structures costs, risks, assumptions and scenarios to support your decision. The decision to buy, negotiate or walk away remains yours.

Can we start without a visit?

Yes. We start with the available file. A visit is proposed only when it can reduce a material uncertainty and access is possible.

Can I use the file for my bank?

It can help structure the works and budget, but CityPro does not guarantee that the format meets all lender requirements or that financing will be granted.

Is the service paid?

Yes. The scope, price and conditions of the study are confirmed before the assignment starts.
